Locality Analysis

The Sector 150 has a land parcel of 600 acres with low density projects. Various renowned  builders like ATS, Tata, Purvanchal, Antriksh, Mahagun, ACE, Samradhi, Sethi, Saha have taken lands and have started construction.The sector is under development. It will take atleast 4-5 years to develop.It is considereed to be the gateway of Noida from Greater Noida.

CheckProperty Remarks:

ACE got a good reputation in the market & considered as balanced builder who don’t get into the many projects at time & focus on deliveries. There is no delay seen in ongoing projects as the builder is cash rich. The positive point is that they keep the maintenance of the project with them even after the delivery of the project. However, Ace Group is dealing in joint ventures in several other projects in Noida and Greater Noida so there may be disputes related to maintenance or possession in those projects.

Project Analysis

  • The project is being built in a small land parcel of 5.6 acres, so the facilities which the builder is offering will be a bit congested. 
  • Golf course which is being provided is not a full golf course just a practice golf course.
  • The project location is consider to be far from main city & not fully developed, thus comes out to be overpriced when compared to other nearby regions.
  • The nearby location lacks habitation thus people are apprehensive in shifting to the project as it is ready to move.

Ace Golfshire is a luxury segment ready to move in project. The landscape is beautifully designed by consultant Sanju Bose. The clubhouse is the highlight of the project. The density of the project is low with only 455 units. The nearest metro station Knowledge park II is 5 km away. The project has a good road connectivity with NH-34. Yathrath Super Speciality hospital is within 5 km and the proposed Jewar International Airport is at a distance of 5 km.

  •  Sector 150 is being developed on the banks of Yamuna so there is a risk of over flooding in future.
  • There is now well built up sector between Sec 150- Sec 168 this patch of 12 kms does not have good amenities. 
  • The location is under construction thus it will take atleast 4 years to come up in shape.
  • The sector currently lags behind the well-developed sectors of Greater Noida.
  • It is consider to be the far end of Noida, thus is far from Delhi and Noida Sec 18.
