Locality Analysis

Sector 119 is located at around 6 km from Noida City Center, 26 km from Central Delhi, 15 km from Ghaziabad, 30 km from Faridabad and 52 km from Gurgaon. Noida-Greater Noida Link Road is situated at less than 2 km from this place, Dadri Road is 8 km, Noida-Greater Noida expressway is at 10 km, while NH-24 is at 7 km distance and NH-91 is at about 13 km.The Meerut-Delhi Expressway runs near the area and is another connectivity lifeline for residents.The area is home to a reliable bus transport network as well.Ideally located on FNG (Faridabad-Noida-Ghaziabad) corridor, this is one of the most well planned sectors of Noida. The commercial hub of Noida, Sector 18, Fortis Hospital at Sector 62, are at five minutes drive.The area is also well connected to the national capital through a network of important roads and highways. Sectors 117, 78, 77, 76, 113, 121, 118, 1 Noida Extension and 120 are all well connected to this locality. The neighbourhood consist of projects like Supertech Romano, Gaur Grandeur
The Sector is well connected with a new bridge over Hindon river with Noida Extention and with new road connected to Central Noida near Sector-74-75. Sector 119 is located very near to Pusta Road which connects the NH 24 on one end and Dadri Road on the other.
 

The physical infrastructure of the area has been planned well, and development works are going on. Most of the roads in Sector 119 are ready and arterial roads are also laid.

  • Eldeco Aamantaran shares common wall between Eldeco Inspire, Magnolia park and Eldeco Edge due to which view from some units is blocked because of the adjacent project.
  • Since the project is having only 9 tower and about 900 apartments, things can get more conjusted with time.
  • At Present demand of studio apartment in Sector 119 is not very high but gradually it will increase as IT & ITES development is under construction & one major hospital will be operational very soon.

Eldeco Aamantaran is an affordable-to-mid-segment delivered project. As per the location, the project is competitively priced but considering the large size of the project and its price, the amenities are a little less. The project is on the FNG corridor and the nearest metro station Noida Sector 50 is at a distance of 4 km. A hospital is within 1km distance and the proposed Jewar International Airport is at a distance of 24 km.

  • Ideally located on FNG (Faridabad-Noida-Ghaziabad) corridor, this is one of the most well planned sectors of Noida but from last 5-7 years FNG corridor is stuck due to land accrual but once it is completed this sector would be one of the prime sector of Noida.
  • The area has developed at a rapid pace and thus traffic congestion has increased over a period of time, but the affordable ticket size and and social infrastructure makes it decent area to live in.
  • Due to increase in overall Increase in FAR, infrastructure is not designed & developed to handle the population beyond a certain level, which will result in over crowding & traffic jams.
  • Public Transport is not frequent, more reliability on private transport.
  • There is village near to the project which gives local nuisance to the public.
