Locality Analysis

The Sector 150 has a land parcel of 600 acres with low density projects. Various renowned  builders like ATS, Tata, Purvanchal, Antriksh, Mahagun, ACE, Samradhi, Sethi, Saha have taken lands and have started construction.The sector is under development. It will take atleast 4-5 years to develop.It is considereed to be the gateway of Noida from Greater Noida.

The company has four decades of experience in the real estate industry and develops residential, commercial and retail properties. The group is synonymous with the development of iconic structures in its existing area of operations namely Ghaziabad and Noida regions of NCR and has already delivered approx. 15.76 million sq ft covering approx. 11,500 residential units, besides hotels and commercial spaces. The development of approx. 11.57million sq ft covering about 7,500 units is currently in progress.

The group had a turnover of about Rs. 9,000 million during the year 2017-18, whereas the turnover of Rs. 17,000 million approx. is expected from the current projects in future years.

The builder has a good market value, though it has offer late possession in many of his projects.

Project Analysis

  • Golf course which is being provided is not full golf course just a practice golf course. The golf course is said to be shared by 3 builders ACE, Mahagun, Sethi(i.e running golf course within 3 projects) thus there may be conflicts in maintenance etc.  
  • The Location is consider to be far from Delhi & not fully developed, thus is consider to be overpriced.
  • The nearby location lacks habitation & amenities thus have impact on sale.
  • There have been delay in the projects already taken 5 years and still construction is not complete.

Mahagun Meadows is a luxury segment ready-to-move project. The construction quality is good and the landscape is beautifully designed with ample green and open area in the center. There are only 448 units in 7 acres. The nearest metro station is Sector 148. It is very well-connected with the Noida-Greater Noida Expressway. The proposed Jewar International Airport is only 7 km away.

  • There is now well built up sector between Sec 150 - Sec 168 this patch of 12 kms does not have good amenities. 
  • It is consider to be far end of Noida thus is far from Delhi and Noida Sec 18.
  • Sector 150 is being developed on the banks of Yamuna so there is a risk of over-flooding in future.
  • The location is under construction thus will at least take 4 years to come up in shape.
  • The sector currently lag behind the well-developed sectors of Greater Noida.
