Locality Analysis

Sector 118 is strategically located at around 6 km from Noida City Center, 26 km from Central Delhi, 15 km from Ghaziabad, 30 km from Faridabad and 52 km from Gurgaon.Noida-Greater Noida Link Road is located at less than 2 km from this area, Dadri Road is 8 km, Noida-Greater Noida Expressway is at 10 km,NH-24 at 7 km and NH-91 is situated at about 13 km.The Meerut-Delhi Expressway runs near the area and is another connectivity lifeline for residents. The area is home to a reliable bus transport network as well.There is presence of Green Belt on both sides of the project. Ideally located on FNG (Faridabad-Noida-Ghaziabad) corridor, this is one of the most well planned sectors of Noida. 
It also has boasts strong connectivity to NH-24 with easy access to Noida City Centre . Apart from this, the commercial hub of Noida, Sector 18, Fortis Hospital at Sector 62, are all at five minutes drive.The area is also well connected to Delhi through a network of important roads and highways. Sectors 117, 78, 77, 76, 113, 121, 118, 1 Noida Extension and 120 being some of the other promninent localities connected well to this location.
The neighbourhood consist of Supertech Romano, Gaur Grandeur, Eldeco Edge,Inspire and Aamantaran. FNG corridor lies next to the site
Central Noida and Noida Extension are 15-20 min drive from site. The Sector is well -connected with a new bridge over Hindon river with Noida Extension and with new road connecting Central Noida near Sector-74-75. Sector 118 is located very near to Pusta Road which connects the NH 24 on one end and Dadri Road on the other.
 

  • The physical infrastructure of the area has been planned well, and development works are going on. Most of the roads in Sector 118 are ready and arterial roads are also laid.
  • The connectivity and physical infrastructure of the location is good.
  • The area has developed at a rapid pace and thus traffic congestion has increased over a period of time, but the affordable ticket size and and social infrastructure makes it decent area to live in
  • Widening work of NH 24 is expected to be completed within 1 year, and it will improve connectivity to cities of Delhi,Hapur,Meerut etc.

As per the size of the project, the amenities are limited. The specifications are average as per its price. There is no woodwork, modular kitchen and furnishings. The open area is 60%. The nearest metro station is sec 51 metro at 4km. The project has good road connectivity with NH 34 located 11 km away. Good hospitals are located in close vicinity of 1Km and the proposed Jewar International airport is at a distance of 21 km.

  • The location is isolated in terms that it lies near to Noida extension and Central Noida. Buyers with less budget prefers to go to Noida Extention and client with little high budget prefers Central Noida. 
  • Public Transport is not frequent, more reliability on private transport.
